Roofing contractor's black pitch priced like gold

    When providing a bid proposal for installation of a rooftop application, many questions can be answered by the building or project manager that will affect your pricing. Read carefully the specifications on the roofing system. Some contracts require the contractor to maintain the warranty bond. Also, if your bid documents state that you must use the building's roofing contractor for any penetration flashing or other requirement, be prepared to find his pricing outside the norm of what you would typically pay for the same services elsewhere.

    It's always a good idea to PLAN on using the building's previous roofing contractor even if not specified in contract documents. This way, and potential future problems with the roofing system do not turn into an argument between two roofing contractors, and the building owner only has to call a single source for all roofing maintenance.
